Mature landscapes, maturing systems
Williamsburg's established neighborhoods feature the mature landscaping that makes irrigation interesting: tree canopies that have grown into spray patterns, root systems competing with laterals, beds that have evolved well beyond their original watering plan. Systems here do not need replacing so much as adapting — head repositioning around growth, drip additions for the beds the sprays cannot serve anymore, and schedules updated for the shade the trees now provide. We adapt systems to the landscape as it is today.
The shade factor
Mature trees change watering needs dramatically: shaded areas need far less water than the sunny lawn a few feet away, but they usually share the same zone and schedule. The result is overwatered shade (fungus, moss) and underwatered sun — or vice versa after a well-meaning schedule change. Re-zoning sun and shade separately is one of the highest-impact corrections for mature properties, and it is a standard part of our tune-up and redesign work.
